A landlord’s legal requirements
Anyone who lets residential accommodation as a business activity is required by law to ensure that the equipment they supply as part of the tenancy is safe.
The Electrical Equipment (Safety) Regulations 1994 require that all mains electrical equipment (cookers, washing machines, kettles etc.), new or second hand, supplied with the accommodation are safe.
The supply of goods occurs at the time of the tenancy contract. Therefore, we strongly advise that you have the equipment PAT tested before the start of each let to ensure that all the appliances are in a safe condition.

What Our Customers Say
This is to recommend Marvel Plumbing for the fantastic job they did fitting in a new shower for us.
The job was done fast and efficiently and I have no hesitation in recommending them to anyone who needs plumbing or central heating work done.

Many thanks to Allen and his team.
I would like to thank Marvel for coming round to service our household boiler. The team was punctual, professional and got on with the servicing the boiler with the minimum of fuss. I was happy to be told that everything was in good order and that there was no need for expensive repairs and that when I turn the central heating on next winter all should be in working order.
